Carolina Forest is a 12,000 acre pre-planned community with a fixed 20-year development plan. This means that for the first time in Horry County history, a huge tract of land will be developed in an orderly, structured manner. It assures that necessary infrastructure and public services are prepared in advance. Residents will know in advance where commercial growth will take place, and where parks, schools, fire departments, churches and offices will be located. All 12,000 acres will provide roadways, without commercial signage.

Carolina Forest is firmly established, yet is still growing! The community will include about forty residential neighborhoods with homes, condos, and townhomes in various price ranges. It is estimated that there will be 26,000 homes with a population of about 56,000.
Carolina Forest schools are among the top rated in the county. There is currently one high school, Carolina Forest High School, which will be joined in the future by another high school. There are two middle schools, Ocean Bay Middle School and Black Water Middle School, and four elementary schools, Carolina Forest, Ocean Bay, Palmetto Bays, and South Conway Elementary Schools.
